Carpet area from super built-up
Builders often quote super built-up as carpet plus a loading percent. This screen reverses that quote. It does not measure walls on a plan.
The field opens at 25. Enter the loading the builder actually quoted, from 0 to 80.
Super built-up
1,250.00
sq ft quoted
Estimated carpet
1,000.00
sq ft after removing loading
Loading gap
250.00
sq ft inside the quote, outside the carpet figure
Carpet = super built-up ÷ (1 + loading ÷ 100). At 25% loading, 1,250.00 ÷ 1.25 = 1,000.00 sq ft. That is about 92.90 square metres.
What a RERA carpet area actually is
Under the Real Estate (Regulation and Development) Act, 2016, carpet area is the net usable floor area of an apartment. It excludes the area covered by external walls, service shafts, exclusive balcony or verandah, and exclusive open terrace. It includes the area covered by internal partition walls.
The registered agreement and the sanctioned plan state that area. Reversing a loading percent is only a check on the builder’s quote. It is not a RERA measurement and it is not a finding of fraud.
